But here's where it gets interesting: While Bengaluru and Delhi-NCR are the undisputed leaders, capturing a combined 50% of all AI job openings, the nuances of what kind of AI roles are in demand differ between them. Bengaluru, often hailed as India's Silicon Valley, is leading the charge with a 25.4% share of AI jobs. Hot on its heels is Delhi-NCR, securing a significant 24.8%.
These findings are based on a deep dive into over 64,500 active AI job listings on Naukri.com as of December 2025, a testament to the explosive growth in this field.
And this is the part most people miss: When you add Mumbai into the mix, which holds the third spot with 19.2% of AI job openings, these three major metropolitan areas together account for nearly 70% of the nation's AI talent demand. That's a massive concentration of opportunity!
Other cities are also playing their part in this AI surge. Hyderabad is making its mark with 12.5%, followed by Pune at 9.6%, Chennai at 6.4%, and Kolkata at 2.1%. This distribution highlights the growing maturity of AI adoption across India and the strategic importance of these talent hubs in driving innovation.
Anshuman Magazine, Chairman & CEO of CBRE for India, South-East Asia, and MEA, aptly put it: "AI has transitioned from a buzzword to a crucial peg in India's broader economic and infrastructure growth story." He further elaborated that the escalating demand for AI professionals signifies a fundamental shift in how global enterprises perceive India. Instead of just being a center for service delivery, India is increasingly viewed as a hub for end-to-end innovation. This evolution is poised to reshape the country's economic landscape and solidify its position in the global digital value chain.
The boom in AI demand is directly reflected in the physical office market. In 2025, Bengaluru led office absorption with a 26% share, showcasing its robust growth. Mumbai followed with 18%, and Delhi-NCR with 17%. Overall, the Indian office sector experienced record-breaking leasing activity, hitting an all-time high of 82.6 million sq. ft. in 2025.
Bengaluru's dominance in AI hiring is intrinsically linked to its status as the Global Capability Centre (GCC) capital, attracting over a third of the country's total GCC leasing activity during the year. This indicates a strong presence of multinational corporations setting up advanced AI operations.
Looking at the specific roles, the research identified Engineering, Data Science, and Customer Success as the top three domains for AI positions. While Engineering remains foundational, the rise of operational roles in Bengaluru and Mumbai suggests that AI is now actively driving real-time business interactions and enhancing front-end efficiency.
Now, here's a point that might spark some debate: In Delhi-NCR, AI job postings are most concentrated in the Data Science and Analytics domain. This suggests a strong focus on extracting insights and building predictive models. Conversely, CBRE anticipates that AI-related demand will expand into areas like Marketing, Communication, and Consulting as AI applications become more deeply integrated into core business functions.
